Answers for Florida landlords and tenants
Everything you want to know about Guaranteed Rent and renting with eBurst.
Guaranteed Rent Program
How can you pay my full asking rent even if the home is empty?
Under the Guaranteed Rent Program, eBurst Property Management is your tenant. We sign a lease with you and pay the agreed rent every month. We then re-rent the property to a qualified resident under our business. Whether or not the home is occupied, our payment to you stays the same for the life of the lease.
Is it really risk-free for the landlord?
Yes — that is the purpose of the program. The usual landlord risks of vacancy, late or missed rent, and resident turnover shift to eBurst. Your rights and our responsibilities, including care of the property, are spelled out in the written lease.
How is the rent amount determined?
You tell us the rent you want. We review the property and the local market, then confirm the rent in a written offer. Properties priced in line with the local market are the best fit for the program.
How long is the lease?
Lease terms are set in your written agreement. Most owners prefer a longer-term arrangement for maximum stability; we will discuss options during your consultation.
Does my HOA or mortgage allow this?
Many do, but rules vary. Before signing, we review your HOA or condo association documents and ask you to confirm any leasing requirements in your mortgage, so the arrangement is set up correctly from day one.
Who handles repairs?
Day-to-day resident requests are handled by our team. Responsibility for major systems, capital repairs, and normal wear and tear is defined in your lease so there are no surprises.
Our Company
Is eBurst licensed and bonded?
eBurst Property Management works with experienced, licensed, and bonded individuals. The licenses and bonds are held by those individuals, not by eBurst Property Management itself.
What areas of Florida do you serve?
We serve landlords throughout the State of Florida, with headquarters in Port St. Lucie on the Treasure Coast. See our Florida service areas.
What types of properties do you work with?
Single-family homes, townhomes, condos, duplexes, and small multifamily properties.
Housing Programs
Do you help tenants find homes?
Yes — homes that eBurst leases and rents directly. We help you find one that fits your needs and budget, complete your application, and move in.
I have low credit or low income. Can you still help me rent?
Possibly. Through our We Rent It For You program, eBurst Property Management leases the home in our company's name and sublets it to you. You must first apply and be approved by eBurst before we lease a home in our name and sublet it to you.
Do you rent to people with past evictions?
Yes. We rent to individuals with evictions on their record, including those with 3 or more evictions within the last 7 years, through our We Rent It For You program. You must first apply and be approved by eBurst before we begin the process.
Do you rent to felons or people on probation?
Yes. We rent to individuals with felony records and those on probation who are looking for housing. Each applicant is reviewed individually.
How do you work with my probation officer?
With your signed authorization, we work and communicate directly with your probation officer to help ensure you are meeting curfew, paying your rent on time, and meeting your probation requirements. Please have your officer's name and contact information ready when you apply.
